1. About the Platform

DubaiFact is an informational and decision-support tool for Dubai's residential property market. It is not a licensed real estate brokerage, financial advisor, investment advisor, or legal advisor. Nothing on this platform constitutes an offer or invitation to buy, sell, or transact in any property. Any action you take based on information provided by DubaiFact is at your own discretion and risk.

2. Data Sources

Property transaction data on DubaiFact is sourced from Dubai Land Department (DLD) open data. Rental contract data is sourced from the Ejari rental registry. We present this data as-is. DubaiFact does not independently verify individual transactions and the accuracy of any data point reflects what has been officially registered with the relevant authority. Registered prices may not reflect current market conditions, off-plan pricing, post-completion adjustments, or negotiated terms.

3. AI Verdict Feature

DubaiFact uses Google Gemini to generate AI Verdict summaries on property pages. These are AI-generated analytical summaries intended as a starting point for research. They are not professional appraisals, legal opinions, or financial advice. AI-generated content may contain errors or omissions. Always consult a RERA-licensed real estate agent and qualified professional advisors before making any property decision.

4. User Accounts

• You may create one account per person. Accounts are non-transferable.
• You are responsible for maintaining the confidentiality of your login credentials and for all activity under your account.
• Notify us immediately at legal@dubaifact.com if you become aware of any unauthorised use of your account.
• DubaiFact may suspend or terminate accounts that violate these Terms or that are used for abusive, fraudulent, or unlawful purposes.

5. Acceptable Use

You agree not to:

• Use automated means (bots, scrapers, crawlers) to access, extract, or index platform data without prior written consent.
• Bulk-download, resell, redistribute, or sublicense DubaiFact data or analytical outputs to third parties.
• Reverse-engineer, decompile, or attempt to extract source code or proprietary algorithms from the platform.
• Use the platform for any purpose that is unlawful, deceptive, fraudulent, or harmful to other users or to DubaiFact.
• Interfere with or disrupt the security, availability, or integrity of the platform or its underlying infrastructure.

6. Intellectual Property

DubaiFact's analytical outputs, valuations, scores, user interface, design, and software are proprietary and protected by applicable intellectual property laws. The underlying DLD and Ejari transaction data is government open data and is not claimed as proprietary by DubaiFact.

You may share links to DubaiFact pages and reference specific data points for personal, non-commercial research. Any other reproduction, distribution, or commercial use requires prior written consent.

7. Disclaimer of Warranties

The platform is provided on an "as is" and "as available" basis. DubaiFact makes no representations or warranties, express or implied, regarding the accuracy, completeness, reliability, or fitness for any particular purpose of any information or analysis on the platform. We do not warrant that the platform will be uninterrupted, error-free, or free of harmful components.

8. Limitation of Liability

To the fullest extent permitted by applicable law, DubaiFact and its operators shall not be liable for any direct, indirect, incidental, consequential, or punitive damages arising from your use of, or reliance on, information or analysis provided by the platform. This includes investment losses, missed opportunities, or decisions made in connection with any property transaction.

9. Governing Law and Jurisdiction

These Terms are governed by and construed in accordance with the laws of the United Arab Emirates. Any disputes arising from or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of Dubai.

10. Amendments

DubaiFact may update these Terms at any time. We will notify registered users of material changes via email or a prominent notice on the platform. Continued use of the platform after changes take effect constitutes your acceptance of the revised Terms.
